We will walk with you through the entire process from start to finish. Land and plans are the musts for getting started. If you do not already have either, we can help you find the perfect plan and lot to build your dream home.
There is not an easy answer. There is not an exact price per square foot that we use. We can discuss a ballpark price with you after discussing your project, but until selections are made during our “Design” stage, we do not know exactly what is going into your home. For instance, specialty wood floors, custom chef’s kitchen, en-suite for every bedroom, extensive tile work, heated floors are some things that can change the price dramatically. Without the answers to many design questions, its impossible to give you a fair and honest estimate.
Our Design phase can be as quick or as long as you need. Once we have construction/bid plans, we send to our subcontractors for accurate pricing. The extensive selection process narrows down all the options. Only then is a firm contract price presented. That price will include everything and will be the final price unless you request changes along the way. It’s typical for the pricing stage to be between thirty to sixty days.
In short, everything. Whether you are building a 1,000 square foot home or a 10,000 square foot home, your home is completely custom. We will help you discover the design possibilities while making sure all of your selections and requests are recorded.
Depending on the home plan you select, the construction process from the issue date of the building permit typically takes anywhere from seven to ten months when building a home with Foreman Builders. On rare occasions it can take longer. Some examples include if your home has complex or fine finish details or specialty items that have longer lead times.
Absolutely. We do it all the time. All we need is a list of areas in which you are interested. If you are not working with a realtor, we can refer you to realtors who can be of assistance. Once you find a lot, we will walk the lot with you, discussing the options of plans as it relates to the land such as walk out basement, views, wind shear, etc.
Absolutely – we encourage it. You are hiring us as your trusted builder, and we are building on your property. To us it is simple - we have nothing to hide and are proud of our work. There are times when it may be dangerous to go in the home, so we simply ask you to inform us when you want to stop in and we will let you know when it is safe as well as any precautions to take.
No, we do not. As a true custom home builder, we design and build for our clients, custom homes on their land. We can provide a list of references of prior clients. You can view examples of our completed homes here.
While we do not provide direct financing, we have working relationships with multiple lenders. Let us know if you need information on financing. If you are interested in financing options, we will provide you with contact information for a possible lender with whom you can discuss your financing needs.
Keep in mind that Foreman Builders does fixed price contracts, which is looked upon favorably, because it provides you with your total costs upfront. This never changing number, unless you make changes, gives the lender peace of mind that your loan amount will be the same from day one to the day of
settlement. It also provides you, as the homeowner, the ability to know your mortgage payment amount from the beginning, giving you the flexibility to plan and budget accordingly.
